Application Instructions
When completing the application please note:
- Each person 18-years and over who will live at the property must complete a separate application
- Original signed applications must be returned to our office, along with $40 cash/money order fee; this fee is not refundable
- Complete every line on the application; if something does not apply to you, indicate "n/a" or put a line through it.
- We ask for the last 10 years residency information, so if you run out of space you can write on the back of the application
- When you return the application we also need:
- 2 pieces of Identification from each applicant (we need to see the originals)
- copies of recent pay stubs and/or other income receipts

Tenant Criteria

To rent with Hawes Real Estate you need the following:
- Each person 18-years & over must complete a separate application
- Proof of monthly income (before tax) of at least 3 times the rent amount
- We do NOT accept co-signers
- At least 12 months continuous employment in the same type of work
- At least 12-months prior rental history
- Clean rental history with NO Late Payment, Eviction, Unlawful Detainer or Repossession on your record
- Established good credit history (no unpaid collections, no outstanding judgments, no late payments)
- Any bankruptcy must be at least 5 years old; and at least 3 new trade/credit lines established since then with NO new negative information
- 2-pieces of identification (one Gov’t issued photo I.D.; social security card)
- A credit report & criminal background check are done on every applicant
- Non-refundable application fee: $40 cash, money order or cashier’s check only
- Maximum occupancy limit of 2 people for each bedroom (e.g., 2 bedroom = 4 people maximum, 1 bedroom = 2 people maximum)
- Pet Policy – requirement/restrictions apply if pets are allowed on the property i.e.,
Minimum 2-years of age; house broken; proof of vaccinations and city license; proof of renter’s liability insurance; additional security deposit ($500 per pet); cannot be on restricted breeds list (e.g., Pit Bull; Rottweiler; Doberman). | |
