Property Management Services
We believe this is the most important aspect of management. The wrong tenant can be costly to an owner. By following our time tested tenant screening criteria we have a very low eviction rate. We will screen as many applicants as needed to find an owner a qualified tenant.
Tenant Lease Agreement
We require all tenants to sign a twelve-month lease, unless an owner would like a longer term. After that time period the agreement reverts to a month to month tenancy unless another lease term is executed.
Advertising and Marketing
We advertise your property using:

We continually monitor the market and the economic factors that move the Rental markets. We then evaluate the rent on the property once a year and advise you of our findings.

Detailed Online Reporting
We feature an online owner portal through our website for all property owners. Here we provide you with access to view monthly statements, tenant payment history, work order history, property history and more. Know what's going on with your property at all times.
We keep track of and pay all property services and expenses, including gardening, HOA fees and any other bills you would like us to pay.
We keep thorough tenant and owner files. We also provide make ready estimates, move in and move out condition reports plus a pre move out inspection. Hundreds of photographs are taken to document the condition of the property upon move in and move out.

Our management fee covers management of your property 24x7x365 and is a small percentage of the rent collected, if you don't collect rent we don't charge you.
Maintenance and Repairs
With our in house maintenance staff and long term relationships with vendors, we're able to get you great deals on all your properties maintenance needs. We make sure your property and your tenants are taken care of 24 hours a day, 7 days a week for any emergency.
We'll perform evictions on your behalf
When a tenant fails to pay their rent or breaks the lease we can evict them on your behalf. Our staff is experienced in the eviction process and knows the local eviction laws. We handle the entire process for you. You don't even need to speak to the tenant.
Regular inspections makes sure your property is being well maintained by the renter. We have a home inspector who performs thorough inspections documenting any damage with pictures and video. We contact you immediately with any issues that come up with the property. Ask about our preventative maintenance program.
We coordinate work with outside contractors if needed, such as roofers, exterminators, heating and air, or any others that may be needed. All contractors must be fully licensed and insured.
